    LOCATION IS PARAMOUNT!

    • Acquisitions must commence with a qualifiable and acceptable due diligence underwriting of development and deliverable costs.  
    • Land usages (Entitlements) and potential off-site improvements must be thoroughly examined.  

    Design to Market Feasibility

    • The regional marketplace rents and sales dictate returns and thus the development costs. 
    • Directing the engineers to design to costs is principal to achieve the project's cost efficient goal.  


    Engineering and Constructability

    • Foremost in the project's engineering is the analysis of the engineered design to constructability, means & methods and costs. 
    • Direct and implement cost efficient engineering practices and design is the development team's goal.
    • Setting the design criteria along with understanding the engineering discipline's interface and coordination is primary.
    • Experience has shown that the ability to reduce project cost is much greater early-on in the engineering design of the project.
